New clients are often surprised to learn that all real estate agents have access to the exact same inventory as everyone else. They are led to believe they will benefit more by speaking directly to the listing agent. It is important to note the listing broker’s first obligation is to the seller. On the surface, it might sound like an efficient way to gather information but it is genuinely in your best interests to have someone represent your interests exclusively. As your broker, we pledge to provide research, answer questions and schedule one or many showings. The cost to you is zero, zilch, nothing. As long as we are the people who submit the offer, our compensation comes from the seller’s proceeds.

Why hire a buyer’s broker?
First and foremost, there is no cost to having a buyer’s broker. Secondly, your broker serves your interests exclusively. When it comes time to negotiate pricing or pointing out positive and negative aspects of a property, you want to make sure you have an advocate. (When the listing broker gets involved, by law, their primary obligation is to the seller.)
Why shouldn’t I work directly with the seller’s agent? Won’t I get a better deal?
This is a difficult question to answer. Of course the listing broker is incentivized to cut a deal to represent both the buyers and sellers. In theory, the agent would be able to broker a deal that satisfies both parties. Unfortunately, this rarely works out to be in the buyer’s favor. As we mentioned in a previous answer, the listing agent’s primary obligation is always the seller.
What is your fee?
Providing if and when an offer is written (and that we are the ones who have written and submitted it), our fee is free. There is no charge. We are compensated exclusively through the seller’s proceeds with no fee to a buyer client.
Do I have to sign a contract?
Many agents ask that prospective clients sign a contract prior to touring properties. At BRG, we work to earn your trust without the benefit of a contract. We are effectively putting our money where our mouth is. (When submitting an offer, the law requires us to be under contract.)
When will the buyer’s broker be compensated?
We’re compensated at closing. It’s part of the closing process. As monies are distributed from the buyer to the seller, both the seller and buyer’s brokers are compensated.
